UPDATE: re survey-most recent survey was when the seller bought the boat in 2020 and verbal remarks 12/12/2022 , when another buyer was having the boat surveyed for purchase notes as follows.  essentially it's many small things that cause the potential buyers to reject the boat.  The bottom was a complete sanding and paint, was done in Key west at the beginning of December 2022 and the shaft and components were serviced along with a full rebuild of the folding prop. NOTE- items that need attention are interior wood work as there was an existing water satin around the refrigerator that does not look good, the sail bag was lost in Hurricane Ian but the seller is having that priced out for replacement. there are items like expired fire extinguishers, switches that don't work properly. limited electronics that are dated and don't work. but the boat is equipped with many major systems that are new ie. refrigerating , solar panels and batteries a water maker membrane rebuild and the water pump for it the AC unit  , thousands of dollars spent on theses major systems that need tweaking.
